A true custom built home begins with you the customer meeting with our home designers and having your ideas put into a floor plan that is everything you have always dreamed of for your new custom built home.

We will then coordinate the home you have designed with one of our many available home sites and begin our building process. With over 21 years experience in the New Homes Industry, we are confident we will be able to deliver the best quality home with all the best quality products.

Our Construction Standards and Specifications.

• Site Plan

• Grading and excavation of home site.

• Excavation of foundation, 2 ft over dig

• Foundation footings shall be concrete with wall ties and nailing anchors

• Foundation walls 8’8” thick STD, 10”thick 9ft walls

• Drain tiles will be installed on both sides of foundation footers.

• Sump-pump will be set per plan, natural drain basements do not get pump.

• Dirt from excavation will be used on site.

• All flat work concrete shall be poured and 4” thick, cracking or repair per building code

• Support beams will be steel I Beams. Steel posts will be welded to I-BEAM

• Water proofing on the exterior foundation

• Foundation will be pre-treated for termites.

• Framing specifications: 2X4 studs 16” On-Center with engineered roof truss systems.

• Exterior 7/16” Oriented Strand Board full wrap

• Complete house wrap Tyvek or equal.

• ¾ “-23/32 OSB sturdy board sub-floor

• 2X10 floor joist as per print (staircase will be custom made per plan)

• Exterior Door will be insulated both front and rear of the home

• Garage doors will be insulated

• Interior doors will be 6 panels and paintable Masonite.

• All trim to be 2 ¼”casings and 3 ¼”base trim

• Heat and Cooling (HVAC) will have high efficiency rating, electric per plan

• Cold air returns in all bedrooms.

• Plumbing to be all cooper and include 2 frost proof hose bibs, shut off valves at all sinks tubs and showers per plan

• Electric to be a 200 AMP service and include ceiling fixtures for all bedrooms, baths and kitchens per plan. Master bedroom and great room will get a rough in for future paddle fans. Washer, Dryer, Microwave and Range are all standard rough in.

• Insulation will have a minimum R-30 rating for ceilings. Walls will have a fiberglass batt. Fire stops STD.

• Drywall to be ½” throughout the home with smooth ceilings. Garage areas not adjoining heated spaces and walls down the basement steps are not finished. Door top of steps STD.

• Cabinets are per plan and will be priced with flat panel oak trim. Formica tops and cultured vanity tops are included.

• Painting will be 2 coats of Sherwin Williams, Porter paints or equivalent with flat wall paint and Semi-gloss for woodwork

• Windows will be upgrade Jeld-Wen limited, lifetime warranty, white-or sand tone color, grids front only, insulated high quality vinyl single hung.

• 30 yr, 3 -tab dimensional shingles with #30 heavy duty felt roof

• 80 gallon ELECTRIC water heater std 3000 sq ft or higher, 52 gal std below 3000 sq boring or street cutting, obtaining easements for utilities will be the sole responsibility on land owner.
